How Often Should You Service Your Air Conditioning?
Regular AC servicing extends the life of your system, maintains efficiency and prevents costly breakdowns. Find out how often you should service your air conditioning and what happens during a professional service.
Introduction: Why AC Servicing Matters
Your air conditioning system works hard to keep you comfortable — running for hours on end during hot London summers and, if you use it for heating, through the winter months too. Like any mechanical system, it needs regular maintenance to perform at its best. Neglecting AC servicing leads to reduced efficiency, higher energy bills, poor air quality, increased noise and, eventually, expensive breakdowns or premature system failure.
At London AC Pro, we service all major brands including Daikin, Mitsubishi Electric, Samsung, LG, Fujitsu and Toshiba across all 32 London boroughs. We are F-Gas certified and carry out hundreds of AC services every year for both residential and commercial customers. In this comprehensive guide, we explain how often you should service your air conditioning, what happens during a professional service, and how to maintain your system between services.
How Often Should You Service Your AC?
The recommended service frequency depends on the type of system, how heavily it is used, and the environment it operates in.
Residential Systems: Once a Year
For a typical home air conditioning system used primarily for cooling during the summer months, an annual service is sufficient. We recommend booking your service in spring — March, April or May — so that your system is checked, cleaned and ready to perform when hot weather arrives. If you also use your AC for heating during the winter, a twice-yearly service (spring and autumn) is advisable.
Commercial Systems: Twice a Year (Minimum)
Commercial AC systems in offices, shops, restaurants and other business premises typically run for longer hours and are subject to heavier use. For commercial systems, we recommend a minimum of two services per year — one in spring and one in autumn. High-use environments such as server rooms, commercial kitchens and healthcare facilities may benefit from quarterly servicing.
Systems in Dusty or Polluted Environments
If your property is near a busy road, a construction site, or in a part of London with higher pollution levels, your AC filters will clog more quickly. In these situations, more frequent filter cleaning (monthly) and a twice-yearly professional service are recommended.
What Happens During a Professional AC Service?
A thorough AC service from London AC Pro includes the following checks and tasks. This applies to split, multi-split and VRF systems:
Indoor Unit Service
- Filter cleaning or replacement — we remove, clean and refit all air filters. Heavily soiled filters are replaced. Clean filters are essential for airflow, efficiency and air quality.
- Evaporator coil cleaning — the indoor coil is cleaned with a specialist antibacterial coil cleaner to remove dust, mould and bacteria that accumulate over time.
- Condensate drain check — we check that the condensate drain is clear and flowing freely. A blocked drain can cause water leaks and damage.
- Fan and motor inspection — we inspect the indoor fan wheel and motor for wear, dust build-up and unusual noise.
- Air temperature check — we measure the inlet and outlet air temperatures to verify the system is cooling (or heating) to specification.
- Electrical connections — all electrical connections are checked for tightness and signs of overheating.
- Remote control and Wi-Fi — we check that the remote control and any Wi-Fi connectivity are working correctly.
Outdoor Unit Service
- Condenser coil cleaning — the outdoor coil is cleaned to remove dirt, leaves, cobwebs and debris that restrict airflow and reduce efficiency.
- Fan and motor check — the outdoor fan is inspected for damage, wear and correct operation.
- Refrigerant pressure check — we check the system's refrigerant pressures to ensure they are within the manufacturer's specification. Low pressure may indicate a leak.
- Pipework and insulation inspection — all refrigerant pipework and insulation is inspected for damage, deterioration or UV degradation.
- Electrical checks — we inspect the outdoor unit's electrical connections, contactor, capacitor and wiring.
- General condition — we check the outdoor unit for corrosion, physical damage, vibration and secure mounting.
System Performance Report
After every service, we provide a written report detailing the work carried out, any issues found, and recommendations for any further action. This report is useful for your records and may be required to support a warranty claim.
Signs Your AC Needs Servicing Now
Do not wait for your next scheduled service if you notice any of these warning signs:
- Reduced cooling or heating performance — the system is running but the room does not reach the set temperature
- Unusual noises — rattling, buzzing, grinding or squealing sounds from either unit
- Bad smells — musty or unpleasant odours when the AC is running, indicating mould or bacteria in the indoor unit
- Water leaks — dripping or pooling water beneath the indoor unit, suggesting a blocked drain or pump failure
- Higher energy bills — a sudden increase in electricity consumption may indicate a dirty coil, low refrigerant or failing component
- Error codes — any flashing lights or error codes on the indoor unit display
- Short cycling — the system turning on and off frequently rather than running steadily
If you notice any of these symptoms, call London AC Pro on 07301 010244 to book a service or diagnostic visit. Early intervention prevents small problems from becoming expensive repairs. Visit our AC repair service page for more details.
Warranty Requirements: Do Not Void Your Cover
Most AC manufacturers require annual servicing by a qualified engineer as a condition of their warranty. If your system develops a fault and you have not had it serviced, the manufacturer may refuse to honour the warranty. This is true for Daikin, Mitsubishi, Samsung, LG, Fujitsu and Toshiba. Our service reports provide the documentation you need to support any warranty claim.
As F-Gas certified engineers and approved installers for all major brands, London AC Pro services are recognised by manufacturers and will not void your warranty.
DIY Maintenance Between Services
While a professional service is essential at least once a year, there are several things you can do yourself to keep your system running well between services:
Clean the Filters Monthly
Most wall-mounted AC units have washable filters that you can remove, rinse under running water, dry and refit. Your user manual will show you how. Cleaning the filters every month during heavy use keeps airflow strong and air quality high.
Keep the Outdoor Unit Clear
Make sure the area around the outdoor unit is clear of leaves, debris, garden waste and anything else that could block airflow. Maintain at least 300mm of clearance on all sides.
Run the System Regularly
If you do not use your AC for several months (for example, during winter if you do not use it for heating), run it for 15 to 20 minutes once a month. This keeps the compressor lubricated and prevents seals from drying out.
Check for Water Leaks
Occasionally look beneath the indoor unit for any signs of water dripping. If you spot a leak, turn off the system and call us.
Dust the Indoor Unit
Wipe down the exterior of the indoor unit with a soft, damp cloth to keep it looking clean and prevent dust from entering the system.
How Much Does an AC Service Cost?
AC service costs in London typically range from £89 to £150 for a single-split system, depending on the provider and the scope of the service. Multi-split and VRF systems cost more due to the additional indoor and outdoor units involved. London AC Pro offers competitive servicing packages:
- Single-split service — from £99
- Multi-split service (2–3 units) — from £149
- Commercial/VRF service — priced on application
- Annual service plan — save with our pre-paid maintenance plans, which include priority booking and discounts on repairs
